The ‘Forty-Nine-A’ development, comes with an average value of £380 per square foot and comprises three one-bedroom apartments, six two- bedroom apartments and the unique ‘Trilogy’ four-bedroom penthouse.
The Trilogy is the largest city centre apartment in Leeds, and is located across 3 floors, occupying 4,900 square feet. It features a gym, cinema room, bar and seven terraces, including a rooftop garden, with each enjoying stunning views of the surrounding area. The scheme also features luxury office space and is perfectly located within the city centre’s thriving financial quarter.
Scope of Works
Bridges Pound were appointed as Structural and Civil Engineers in this exciting residential conversion development. Our brief was to design a solution which would allow the client to convert an existing 5 storey office building into 8 luxury new flats, whilst also adding 2 new floors to convert the top level of the building into an unrivalled luxury triplex penthouse at this prominent city centre location in Leeds.
With the project involving the adding of additional storeys it therefore required a detailed assessment of the existing structure, an innovative solution for the new storeys at high level as well as the reinforcement of the original structure to ensure the new floors could be added safely.
As well as the other significant challenges this build held we also successfully designed the works to allow a 16 person hot tub to be placed onto one of the many new penthouse terraces (a tricky task indeed!).
